REGULAR 21EETING OF THE ORONO COUNCIL, i1ARCH 13, 1979 Page 10 <br /> Sewer Extension - ihe applicant requests extension SUBDIVISIOt7 <br /> of sewer service to each of the seven lots. ihere 4750 Tonkaview Lane <br /> � is a total of two unit charges against original #449 <br /> Lots l, 2 & 3 Bergquist & �aicklund �ddition. The Steven Valek <br /> request ��aould be for five additional units. (Continued) <br /> Mr. Palmer' s lot is already se���ered. �he Public <br /> Works Coordinator will be asked to determine if <br /> existing system could handle the additional units . <br /> The Planning Cor.ir.�►ission must make a recor.u�endation <br /> to Council designating approval or disapproval of <br /> se�ver service to the five additional lots. Applicant <br /> is aware that he must pay for entire installation <br /> of sewer line through property. <br /> Plat Road - The access point for plat road onto <br /> Tonkaview Lane will have to be moved further west <br /> because proposed access is in an extrerlely hazardous <br /> location. The City engineer and staff will make a <br /> final determination and report back to the Corunission. <br /> Staff recommends a 60 ' road easerient for this eight <br /> lot plat because oi probable developMent pressure <br /> resulting from the proposed road opening land-locked <br /> property to the east and north. Unfortunately, the <br /> City does not have a Comprehensive mransportation Plan <br /> for reference, but earlier plattings in area reveal <br /> networks of unir.lproved 60 ' wide road easements that <br /> '�, suggest future City involver.ient. �ae will also ask <br /> .--� for a 30 ' road easer�ent along northern border of <br /> property for future extension of Highview Lane. If <br /> . the Planning Commission does not feel this plat <br /> road fits into this network of City roads and services , <br /> then the road easement need only be 50 ' . <br /> Wetlands - There is a designated wetland �vithin parcel. <br /> The applicant has been advised of the 26' se'tback <br /> .requirement. Until we determine the eYtent of the <br /> road easement, there may_ be a need for a setback <br /> variance for road. <br /> Planning Cor.unission Pieeting - January 8, 1979 <br /> Planning Cor,unission gave conceptual approval to the <br /> subdivision reviewing the follo�aing issues with the <br /> applicant: <br /> 1. Planning Corunission wants to clarify that this is <br /> not an extension of sewer system, �but merely an <br /> addition of five units to the existing systeri. <br /> 2. Plat road is to be 60' and access point on Tonkaview <br /> Lane must be r.ioved further west. Applicant to be <br /> advised by consulting staff. � <br /> • (Continued) <br />
