Staff conducted a <br /> preliminary review based on the information provided. Your property is located in the LR-lA zoning district which requires a <br /> 30'side yard setback. Based on the electronic copy of the survey provided it appears the proposed exterior staircase does <br /> not meet the 30'side yard setback. Further the proposed staircase does not meet any of the allowed setback encroachments <br /> listed within City Code Section 78-1405(copy attached). In order to proceed with our review the following items be submitted <br /> or revised: <br /> i. Certificate of Survey. The copies of the survey provided were not printed to scale. Please updated the plan to <br /> reflect the staircase in a conforming location and provide two full-size copies of the revised survey for our review. <br /> 2. Landscape Plan. Will there be any changes to the landscaping in association with the proposed staircase? If so,the <br /> City requires a landscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. <br /> patios,grading,sidewalks, retaining walls,etc. The plan should include the name of the individual performing the <br /> work. Any proposed changes to the patio,grading, sidewalks, retaining walls, etc. should also be reflected on the <br /> su rvey. <br /> 3. Hardcover Calculations. The property is located in Tier 3 of the Stormwater Quality Overlay District. Please have <br /> the surveyor prepare hardcover calculations,showing existing and proposed hardcover. Attached is a copy of our <br /> hardcover information packet. Please note,the staircase is also considered structural coverage. <br /> 4. Escrow&Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of <br /> an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out- <br /> of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with <br /> City Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is <br /> $700. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a check <br /> for$700. <br /> 5. Minnehaha Creek Watershed District(MCWD). Your project may trigger the Minnehaha Creek Watershed District's <br /> (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding your project. <br /> � Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit or documentation <br /> �� stating t e proposed project does not trigger any of their permitting requirements. <br /> ���' 1no� �'m-�1- <br /> The above informat�on is requir d in order for the plan review to continue.
