The (Continued) <br /> applicant, Richard Pdeslund, is intending to convey <br /> title to Ralph Carlson Cor.mpanies upon plat approval. <br /> The City Attorney will review all legal documents <br /> for proper endorsement prior to final signature <br /> by the City. <br /> The final plat consists of 13 residential lots, <br /> averaging 2. 4 acres of dry buildable land per lot. <br /> Lots 2, 3, 8 & 9 a�pear to be less than 2. 0 dry � <br /> acres (85o to 98�) but most average over 100 ,000 sq, ft. <br /> in area up to 150,000 sq. ft. The divisions follow <br /> natural topographical boundaries. There is a <br /> private road serving most lots and a private drive- <br /> ��ay easement service Lots 9 , 10 & 13. All wetlands <br /> and drainageways are designated and a conservation <br /> easenent is being granted to the City.. <br /> The private road enters Orono Orchard Road at a <br /> dangerous location due to the sharp rise and <br /> lirlited sight distances. The subdivider has agreed <br /> to participate in the correction of this probler► <br /> as a condition to allowing his road to be located <br /> where it benefits his property to the r.taxirmur_m. <br /> The hill on Orono Orchard Road will be removed <br /> during construction of the interceptor. The <br /> subdivision will use a temporary road until this <br /> work is completed. <br /> I recommend approval of this final plat according <br /> to the attached resolution. <br /> Council Meeting - Nover.�ber 14, 1978 <br /> Discussion was held concerning an agreement that <br /> the road will be reduced by the time the interceptor <br /> is installed and sharing the cost of the road. <br /> Terms are essentially that the City will surface <br /> the road after the contractor does the cutting down. <br /> An additional drainage easement should be added to . <br /> the plat; also, a letter of credit with an established <br /> reasonable price for the repair of the road. <br /> Butler moved, Pesek seconded, to adopt Resolution RESOLUTION #957 <br /> #957, A Resolution Approving The Plat Of Orono Oaks.
