OS-3071 <br /> , WHEREAS, Anthony Thomas Homes, I�lc., (hereinafter "the applicant"} <br /> is the owner of tlie property located at 400 Leaf Street within the City of Orono <br /> (hereinafter the "City") and legally described as follows: <br /> Lot 30, AUDITORS SUBDIVISION No. 230, Hemzepin County, Mi�inesota <br /> (hereinafter the "property"); and <br /> WHEREAS, the applicant has made application to the City of Orono for a <br /> lot area variance to Orono Municipal Zoning Code Section 78-420 (B) to allow <br /> construction of a new residence on an existing lot 0.835 acres in size when 2.0 acres is <br /> normally required. <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of <br /> Orono, Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File#OS-3071. <br /> 2. The property is located in the RR – 1B, One Family Rural Residential <br /> District, which requires a minimum lot area of 2.0 acres. <br /> 3. The Planning Commission reviewed this application at a public hearing <br /> held on January 18, 2005 and recommended approval of the variance <br /> based on the following findings: <br /> a. The lot is an existing lot of record created prior to adoption of the <br /> cunent zoning regulations. <br /> b.
