Alan Olson, City Planner, entered into the SUBDIVISION <br /> record the request for a subdivision for Colpepper 40 Orono Orchard Road N. <br /> Land Company (Neslund) , 40 Orono Orchard Road rlorth, #�306 <br /> dated September 12, 1977, which states: Colpepper Land Cor.lpany <br /> This request is a revision of previous requests <br /> for division of this property. This proposal <br /> included 17 two-acre lots consistent with the <br /> zoning requirements for the area. <br /> The engineer for this project is McCombs-Knutson <br /> Associates which means that the City will have to <br /> retain an independent eng�ineer for review of the <br /> subdivision proposal. This cost will be allocated <br /> to the developer as required by our ordinances. <br /> Hank :duhich asked Council if there might be a <br /> problem with this proposal as it was prepared by <br /> our engineering firm. After Dick Benson talked <br /> with t�'ir. Knutson, he informed me it would be <br /> acceptable because it was understood that the City <br /> would have to consult some other engineer for <br /> review of the proposal. <br /> The engineer has been requested to submit a chart <br /> showing the total project area, and the area <br /> designated as wetlands. In addition, each lot <br /> will be listed with total area, dry buildable <br /> area, and wetland area and soils information will <br /> be submitted showing the suitability for on-site <br /> septic systems. - <br /> Copies of this application have been sent to <br /> Hennepin County, Watershed District, City Attorney, <br /> Burlington Luce Line (DNR) and State Highway <br /> Department. <br /> A public hearing has been scheduled for October 3, <br /> 1977 at 7: 30 P.ti. <br /> (Continued) <br />
