There is one sewer unit <br /> assessment on the three lots (1/3 unit per parcel) . <br /> Variance 34.452 - Lot area and iot width <br /> Area required: 43,560 sq, ft. <br /> Actual area: 19 ,920 sq. ft. <br /> Variance: 23,640 sq. ft. = 54$ <br /> Width required: 140 ft. <br /> Actual width: 118 ft. <br /> Variance: 22 ft. = 16� <br /> Hardship: no additional land available. <br /> Planning Commission Meeting - June 26, 1978 <br /> P7o applicant present. Staff read into the record <br /> a cor:unent from Brad Hays, 4100 Elm Street, wherein <br /> he objected to the variance saying he did not <br /> think any hardships could be demonstrated. <br /> Questions were raised concerning lot drainage. <br /> Planning Comrmission tabled application pending <br /> review of drainage and requesting applicant to <br /> be present to address Commission. <br /> Staff Note - June 28, 1978 <br /> Site inspection for drainage. There is a large <br /> ditch existing on public right-of-way along Elm , <br /> Street which ditch is maintained by the City. <br /> The ditch flows west to the platted undeveloped <br /> right-of-way of Park Avenue where it turns to <br /> flow southwesterly. This flow is off the subject <br /> property. <br /> Development on this lot would require crossing of <br /> the ditch with a culvert acceptable to the public <br /> works department. Also, construction procedures <br /> must be such as to prevent siltation or clogging <br /> of the ditch at all times. <br /> The following table compares adjacent properties: <br /> Subject Lot: 19 ,92Q sq. ft. <br /> 601 Mtka.
