Johnston, 1340 North Arm Drive, #379 <br /> dated April 14, 1978 which states : Edward T. Johnston <br /> Sketch plan review: This application is a proposed <br /> three lot split of property at North Arm Drive <br /> and Loma Linda Avenue. <br /> This identical request was reviewed and approved <br /> by the Council on November 26, 1973, subject to <br /> final plat drawings, a park fee and certain <br /> easements to provide access to Lot 2. The <br /> division was never completed at that time due to <br /> then delinquent taxes. No park dedication fee <br /> was ever paid. The property still exists as <br /> eleven separate tax parcels owned by the same <br /> party. <br /> The proposed three lots each meet the 140 ft. lot <br /> width requirement but are only 37,000 sq. ft. in <br /> area (0. 85 acre) . The property was originally <br /> assessed for five sewer units. At the time of <br /> the previous approval, two units were waived. <br /> Three units rermain. Taxes are delinquent to <br /> 1973. <br /> Public information meeting scheduled for May 22, <br /> 1978 at 7: 45 P.M. <br /> Public Information P'ieeting - May. 22, 1978 <br /> P4r. Johnston was present. No public comr.ients <br /> were heard. Planning Commission concerned about <br /> access, utility and drainage availability and <br /> sketched house locations. Planning Commission <br /> recommended preliminary plat approval of the <br /> subdivision and lot area variances subject to <br /> the following: <br /> 1. No setback variances for buildings <br /> 2. One combined access for Lots 1 & 2 according <br /> to County requirements <br /> 3. Access for Lot 3 to be off Loma Linda Avenue <br /> and not North Arm Drive <br /> 4. Payment of park dedication fee, delinquent <br /> taxes, if any,and assessments <br /> The lot area was found to be consistent with the <br /> neighborhood and the previously applied sewer <br /> assessments.
