This <br /> last request would require at least one common <br /> access point along the three lots abutting County � <br /> Road #6. <br /> The public hearing was closed at 7: 58 P.�Z. Thereafter, <br /> the Planning Comnission reviewed the proposal. Most <br /> of the questions centered around the recent Highway <br /> Department recommendations. The Planning Comr,iission <br /> was not ready to limit access to two access points <br /> until the staff had reviewed it further. They <br /> requested further staff review prior to final plat <br /> approval and did not think that this would affect <br /> their review of the preliminary plat. Jim Olson, <br /> City Engineer, nbted for the record that Lots 2 , 3, & 4 <br /> were just under four acres and that due to that, they <br /> are not further subdividable within the 2-acre <br /> zoning requirements, The Planning Commission thereafter <br /> recommended approval of the preliminary plat as <br /> shown on the drawings dated Februrary 9 , 1978, subject <br /> to septic system testing prior to final plat approval, <br /> ark dedication fee payment, conservation and flowage . <br /> :asements over the wetlands, and to the 10 ' additional <br /> right-of-way dedication along County Road #6 as <br /> shown on the preliminary drawings. <br /> Staff Note - May 8, 1978 <br /> Received written recommendations from the Highway . <br /> Department Engineer. � <br /> Council Meeting - l.iay 11, 1978 <br /> Butler moved, Massengale seconded, to approve the <br /> preliminary subdivision request of American Builders <br /> for 2400 5ixth Avenue North, per the Planning <br /> Commission recommendations of April 24, 1978 , and <br /> the City Engineer and Hennepin County Highway Depart- <br /> ment recommendations.
