House location appears to <br /> conflict with our Wetlands Ordinance No. 125. <br /> Wetlands variance would be required. <br /> Property is serviced with sewer and water and has <br /> been assessed for these improvements - check <br /> Exhibit F. <br /> Planning Commission P4eeting - February 27, 1978 - <br /> Mr. Waterhouse was present. <br /> The Planning Commission reviewed the proposal <br /> and suggested the owner consider changing the <br /> proposed location of the dwelling as to meet <br /> the required 35 ft. street setback requirement <br /> and 26 ft. marsh sethack requirement. <br /> The Zoning Administrator introduced to the <br /> Planning Commission several pages of the most <br /> recent flood plain report received from Barr <br /> Engineering late last week. The report included <br /> maps and data relative to the flood plain status <br /> of the Chevy Chase area which included the subject <br /> property. <br /> The Planning Commission addressed the issue, but <br /> were somewhat reluctant in taking negative action <br /> as they felt the City had not yet determined <br /> whether or not they would accept these designated <br /> areas as floodplain and restrictive areas. <br /> The Planning Commission recommended approval <br /> conditioned on applicant submitting survey <br /> indicating exact location of wetlands, floodplain <br /> and floodway contour lines and that all setback <br /> requirements be complied with.
