Drainage plans, easements, cul-de-sac location, SUBDIVISION <br /> erosion control and street gradients shall be 1550 Sixth Avenue North <br /> � approved by the City Engineer. (Continued) <br /> � 2. Drainage plans and erosion control measures , <br /> shall be approved by the Minnehaha Creek <br /> Watershed District. <br /> � <br /> 3. Access shall be by a private road developed <br /> � within a 50 ft. wide right-of-way with an <br /> underlying access easement dedicated to the <br /> City and with the location approved by the <br /> • Hennepin County Public �Vorks Department. <br /> 4 . The Douglas Dayton subdivision shall first be <br /> finally approved and a receipt of recording <br /> � delivered to the City. J <br /> � 5. The new division shall consist of 6 lots <br /> (Lots l, 2, 3, & 4 combined, 5 & 6 combined, <br /> 7 & 8 as shown on the revised November 30 , <br /> 1977 proposal) . <br /> 6. Further conbination of Lots 1 & 2 shall be <br /> required if the applicant fails to satisfy <br /> the City Engineer with satisfactorv septic <br /> system site evaluation for said lots. <br /> � 7. The applicant shall execute a 30 ft. wide <br /> � flowage and conservation easement along the <br /> existing Holy Ldame Creek. <br /> � 8. The applicant shall execute and deliver a <br /> road and utilities easement, a developers <br /> agreement, and a homeowner' s association <br /> • agreement, articles of incorporation and/or <br /> by-laws. <br /> S 9. . The applicant shall provide a title opinion <br /> addressed to the City. <br /> 10. The applicant shall pay a park dedication fee <br /> based upon the standard City schedule. <br /> • 11.
