The 3400 Shoreline Drive <br /> �lot meets the area and width requirements. (Continued) <br /> However, the proposed addition would not meet <br /> � front and side yard setback requirements. <br /> � The setbacks as required in this B-1 district: <br /> i Front - 35 ft. , Rear - 35 ft. , Side - 15 ft. <br /> The setbacks as proposed: Front - 15 ft. <br /> � rear - 30 ft. , side - 0 ft. The proposed <br /> location is a continuation of the front and <br /> � rear lines of the building extending to the <br /> • west side lot line. <br /> v The proposal would also require a variance from <br /> parking requirements. The extent of the proposed <br /> � structure would elirainate practically all parking <br /> facilities on the property. Mr. Johnson feels <br /> • the riunicipal parking lot to the north of his <br /> • property ��ould provide adequate parking for his <br /> expanded operation. <br /> Planning Commission Dseeting - October 3, 1977 <br /> • P•Zr. Stan Johnson was present. Planning Commission <br /> � recommended approval of side yard variance because <br /> proposal is consistent with neighborhood, subject <br /> � to 14r. Stan Johnson obtaining statement of no <br /> • objection from owner of real estate office to <br /> the west. Also recomr.lended approval for parking <br /> � requirement variance because they felt adequate <br /> parking area would be provided in the municipal <br /> f parking lot to the rear of the proposed project. <br /> � The site plan and building elevations (brick front) <br /> of the commercial expansion were approved as <br /> � presented subject to owner continuing curbing <br /> . along County Road #15 at his own cost. <br /> + Staff - October 6, 1977 <br /> � P4r. Stan Ecklund of York Realty was in my office <br /> to look at the Plavarre Hardware proposal. Informed <br /> � me he was skeptical about the zero side yard set- <br /> back. He feels the structure would obstruct the <br /> + view from his office. He picked up a copy of <br /> � the setback ordinance for B-1 zoning. Said <br /> he would prefer 15 ft. setback as is required <br /> � in the code.
