Motion, Ayes (3) - Nays (0) . <br /> • Alan Olson, Assistant Building & Zoning Administrator, VARIANCE <br /> � entered into the record the following information 1520 Iiinnie Avenue <br /> concerning a variance request of P7ark Jensen, 1520 #313 <br /> � Minnie Avenue, dated September 13, 1977, which states: Psark Jensen <br /> � Applicant requests a setback variance to place a <br /> � detached garage on his property. The lot depth <br /> is narrow precluding meeting both the 30 ft. front <br /> � and 10 ft. rear setbacks. There is no other <br /> structure close to this proposed location on either <br /> • adjoining lot. Consideration might be given to <br /> • making the rear setback five feet which would <br /> allow a 23 ft. front setback thereby increasing <br /> � the distance from the street. <br /> � Staff - September 29 , 1977 <br /> � In looking at a copy of the plat map, it appears <br /> the south and east lot lines of the subject <br /> '� property are abutting side lot lines of the <br /> . adjacent neighbors. My conclusion would be that <br /> a 10 ft. setback would be the requirement from <br /> i both these lot lines. The street setback require- <br /> ment in a one acre zone is 35 ft. A garage which <br /> � faces a street should be required to maintain a <br /> minimum of 20 ft. from the street right of way in <br /> � order to provide adequate private parking distance <br /> � to keep parked cars off the City right of way. <br /> This would elir.linate street maintenance problems , <br /> � especially during snow plowing.
