Motion, <br /> � Ayes (4) - Nays (0) . <br /> � <br /> Henry Muhich, Building & Zoning Administrator, SUBDIVISION <br /> read into the record the following preliminary 2640 North Shore Drive <br /> � subdivision request of Sheldon Jacobs 2640 North 1200 Old Crystal Bay Rd. <br /> Shore Drive and 315 East Grant Corporation, 1200 #261 . <br /> � Old Crystal Bay Road, dated May 11, 1977: Sheldon Jacobs <br /> 315 East Grant Corporation is requesting a resub- <br /> � division of properties located on the northeast <br /> corner of the intersection of County Roads 51 & 84. <br /> The land is presently divided into two parcels, <br /> each containing one residence. One existing parcel <br /> approximately 25 acres , the other is less that <br /> e required 2 acres. The proposed division would <br /> result in three parcels, each of which appears to <br /> • meet all of the zoning requirements. <br /> � Tract A: 18 acres less wetlands ; included one <br /> existing residence which would meet all <br /> � setback requirements. <br /> � Tract B: 2. 99 acres (dry) containing the remains <br /> . on one old outbilding. <br /> � Tract C: 5. 9 acres less wetlands; includes one <br /> existing residence and several outbuildings. <br /> All setbacks would be met except for one <br /> outbuilding which straddles the proposed <br /> � lot line between Tracts B & C. <br /> Consideration should be given to requiring removal <br /> • of the outbuilding straddling the proposed lot line <br /> and the remains of the outbuilding on Tract B prior <br /> to final subdivision approval. Accomplishing this <br /> would make the proposal conform to all setback <br /> � and asseccory building requirements. <br /> ' ��'� should request a site evaluation for septic system <br /> �stallation and County access approval for Tract B. <br /> A public hearing has been scheduled for June 6 , 1977. <br /> (Continued) <br /> � <br />
