Property located at the corner of <br /> County Roads #15 & #190 <br /> � <br /> IoD,S, has agreed to Super Valu's request for <br /> , a replatting and subdivision of this property <br /> into only two parcels. One to be o��ned by Super <br /> Valu and the other to remain with I.D.So <br /> a The Council has scheduled a public hearing on <br /> � this proposal for 7e30 P,P�o on February 19 , 1976, <br /> I arn, however, presenting this proposal to the <br /> � Planning Commission for any suggestions and <br /> recommendations that I might forward to Council <br /> at the public hearing. <br /> Several problems should be resolved together <br /> � with this subdivisione This would require <br /> rezoning of some of the land and several <br /> � variances to our B-3 zoning ordinances, <br /> � Re;oning problem - only a portion of Parcel II is <br /> zoned B-3, This portion is the land lying <br /> � between the property line along County Roads <br /> ! ;�15 & ;k19 and a parallel line 250 ' south and <br /> southwest of these property lineso <br /> � Super Valu is purchasing Parcel B which extends <br /> ,� 400 ° south of the north property lineo This <br /> extends into the LR-1B zone to the south, <br /> � <br /> Because of an existing sewer line running through <br /> the B-3 zone, the pra�osed Super Valu Store will <br /> • have to be built south of this existing sewer linee <br /> The proposed building would �herefore extend into <br /> � the LR-1B zoneo This would then require rezoning <br /> of a strip of land 50 ' wide running parallel to the <br /> south line of the B-3 zonee <br /> The following variances would also be necessarya <br /> l, 50 ° side yard variance from the southeast corner <br /> of the building to the side lot line.
