Mabusth, Building & Zoning Administrator <br /> Date: October 12, 1994 <br /> Subject: #1970 Scott Micheal Wold, 3026 Casco Point Road - Conditional Use Permit - <br /> Public Hearing <br /> Zoning District: LR-1C requiring 1/2 acre in area. The property consists of 26,771 s.f. <br /> Application: The Building Official has called for the filing of a conditional use permit as filling <br /> proposed cannot be covered under the authority of a building permit. Refer to Exhibit I. The <br /> following ordinances are pertinent for this review. <br /> 1. Section 10.02, Definition 13, Determination of Building Height - The vertical <br /> distance between the highest adjoining ground level at the building or 10' above <br /> the lowest ground level, whichever is lower to the average height of the highest <br /> gable of a pitched or hipped roof. Topographic changes which elevate the <br /> adjoining ground level above the existing terrain shall not be considered in <br /> determining building height. It has bee� determined at 22.5'. Refer to EJchibit <br /> M. <br /> 2. Section 10.03, Subdivision 21- As already noted above, the filing and grading <br /> activities have been determined to be not covered under the normal building <br /> permit as land alterations involve not only property but property to the west. <br /> 3. Section 10.22, Subdivision 2 - Review of hardcover. <br /> 0-75' area = 6,371 s.f. <br /> No hardcover proposed. <br /> 75-250' setback area = 20,400 s.f. <br /> Allowed = 5,100 s.f. <br /> Proposed = 4,286 s.f. or 21.01% <br /> No variance is required. <br /> List of Exhibits <br /> A - Application <br /> B - Addendum <br /> C - Property Owners' List <br /> D - Plat Map <br /> E - Neighbor's Letter to Neighboring Property Owner to West and to City <br />
