We are concemed that the proposed grading will block the natural drainage <br /> from Lot 1 to the existing drainage ditch along the east side of Lot 2. The residence on Lot <br /> 1 has a walkout garage at a relatively low elevation. The grading should be modified to <br /> provide a positive overland drainage route from the garage to the ditch. If this is not <br /> possible, the drainage from Lot 1 should be picked up with a pipe designed to carry a 100- <br /> year storm frequency with a high water level at least one foot below the garage floor. A <br /> permanent easement for drainage and utility purposes should be provided to the City along <br /> the proposed drainage route. <br /> We have reviewed the soil borings and have some concerns about the organic clay in boring <br /> #2. Generally, this type of soil is compressible and will experience some settlement when <br /> used for a foundation. If. the house is not designed to adapt to this settlement, there may <br /> be future problems.
