The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> �ranting the variances would not adversely affect traffic conditions, light, air <br /> nor pose a fire hazard or other danger to neighboring proporty; would not <br /> merely serve as a convenience to the Owner but are necessary to alleviate a <br /> demonstrable hardship or difficulty; aze necessary to preserve a substanrial <br /> pmperty right of the Owner; and would be in keeping with the spirit and intent <br /> of the Zoning Code and Comprehensive Plan of the City. <br /> CONCLUSIONS,ORDER AND CONDITIONS <br /> Based upan the above findings, the Orano City Council hereby �ants a variance to Orono <br /> Municipal Zoning Code Section 78-420(b) to allow a second story addition with a 29.8 foot <br /> front setback when a 50 foot setback is a requirecl, a 22.4 foot setback from the east proprty <br /> line when a SO foot setback is recluired and a 23.3 foot setback from the westerly property line <br /> when a 3Q foot setback is required,subject to the fatlawing conditions: <br /> , l. Council approval is based on the site and hoase plans submitted by the Owner <br /> and annotated by City staff, attached to this Rtsolution as Exhibits A. and B. <br /> AnY amendmants to these plans may require further Planning Commission and <br /> City Council review. <br /> 2.
