The Council stated <br /> � that the reasons for the rezoning of this area <br /> to 2 acres are similar to the reasons that were <br /> � discussed in the rezoning of area B. Both <br /> areas after the zoning would be RR-1B, 2 acre <br /> � residential. It was noted that this amendment <br /> • would conform to the comprehensive plan which has <br /> already been adopted. Moreover, this amendment <br /> � would allow the continuation of the variety of <br /> life styles that are present in area I today. <br /> � It was noted that the change from 1 to 2 acres <br /> was necessary in order to allow the continuation <br /> � of on-site sewage disposal systems in the area. <br /> � It was noted that village in adopting the <br /> • original zoning code had been mistaken in the <br /> assumption that the 1 acre site would be sufficient <br /> � for an on-sight sewer disposal. A minimum of 2 <br /> acre sight is mandatory for any on-sight sewer <br /> r disposal system. It <br /> + was noted that the roads in the area would be <br /> inadequate to support any 1 acre development in <br /> � the area and that to add additional roads in <br /> the area would result in more intense development <br /> � and increase storm water run-off into the lake . <br /> Moreover, it was noted that intense development <br /> r in this area as 1 acre lots under the present <br /> code would force expensive sewers , water lines , <br /> r road networks that the city cannot afford and <br /> ' the resulting in intense development would dis- <br /> turb the ecological balance presently existing <br /> i which is necessary to protect the value of the <br /> homes and other property, to protect the water <br /> � quality, to eliminate the need for water treat- <br /> ment facilities , and to protect the general health <br /> � and welfare of the citizens . <br /> � The north boundary of the I area which will be <br /> • rezoned to 2 acres is the Bay Side road. This <br /> road acts as the natural dividing line between <br /> � this 2 acre area and the area to the north which <br /> will be rezoned to 5 acres . To the east of the <br /> � I area, a bounaary is the North Arm Lane and the <br /> North Arm Drive. The property to the east will <br /> � be zoned as a lakeshore residential and is also <br /> �a 2 acre zone. The jagged boundary on <br /> the south part of the area A reflects the topo- <br /> • graphical features in that area which preclude <br /> the extension of sewage sewer systems from the <br /> � south of area I into the southern portion of <br /> � <br />
