Until <br /> � there are adequate highways for the area, it should <br /> not be developed as 1-1/2 acre lots. <br /> � <br /> The boundaries of the D-1 area which will be rezoned <br /> � to RR-1B zone are the railroad tracks to the south, <br /> � the village boundary lines to the east and north, <br /> and on the western boundary of the D-1 area is <br /> + the "B" area which will also be rezoned to the <br /> 2 acre zone. <br /> � <br /> It was noted that the sewers that service the <br /> � lakeshore areas could not adequately service the <br /> D-1 area since there is a topographical formation <br /> r which runs approximately along the railroad track <br /> which separates the area to be zoned RR-1B, from <br /> � the area to be rezoned to the LR-lA. <br /> � Van Nest then discussed that area of the map that AREA D-2 R-1B to R-lA <br /> � has been marked as area D-2. That area will be <br /> rezoned from R-1B, 1-1/2 acres, to LR-lA, 2 acres. <br /> � The resulting LR-lA area will be a lakeshore residential <br /> community without sewer. <br /> • <br /> � It was noted that this amendment conforms to the <br /> Comprehensive Municipal Plan which has already <br /> � been adopted by the Council. <br /> � Paurus discussed the overall convern that the City <br /> had concerning the development of those land areas <br /> � within Orono which are within close proximity to <br /> Lake Minnetonka and Long Lake. <br /> • <br /> • It was noted that due to this proximity, there <br /> were little natural filtration or purification <br /> � areas in which the storm water run-off could be <br /> naturally treated prior to its discharge into <br /> � Lake Minnetonka. Generally all the land within <br /> the lakeshore residential district is within a <br /> � 1000 to 1500 feet of Lake Minnetonka. <br /> � The City Council felt that envirnmental protection <br /> • of Lake Minnetonka was paramount in the decision <br /> to change this lakeshore area from 1-1/2 acres to <br /> + 2 acres at least.
