MINUTES OF A COUNCIL MEETING HELD DECEMBER 4 , 1974 Page 14 <br /> Van Nest noted that area "B" also drains storm water <br /> trom Medina, North of the City of Orono, as well as <br /> the effulent from Long Lake through the Orono Marsh <br /> System into Lake Minnetonka. Presently, the marsh <br /> areas are fairly able to purify the storm water <br /> run-off in the area. If intense development were <br /> allowed in the area, the marshes would no longer <br /> be adequate and the lakes and ground water supply <br /> would be polluted. <br /> The village does not believe that the most <br /> appropriate land use in that area therefore is <br /> the 1 to 1-1/2 acre rural residential classi- <br /> fication. The village knows that the estab- <br /> lishment of the 2 acre rural residential area <br /> will provide for balanced land use and will <br /> not create an unfavorable impact upon the <br /> natural environment necessary to preserve the <br /> water quality and way of life. It was noted <br /> by Van Nest that the soil types in this area <br /> are definitely not sufficient for 1 acre on-site <br /> disposal plants. Van Nest noted that the school <br /> which is located on the northern section of <br /> area "B" is presently serviced by the Long Lake <br /> sewer. However� the City of Long Lake has <br /> indicated to Orono that it will not allow any <br /> additional hook ups to sewer systems since the <br /> capacity is presently overly extended. <br /> It was noted that the present uses in the area <br /> are basically 2 acre uses and therefore the <br /> amendment to the zoning code would allow the <br /> continuation of the present uses. <br /> The boundaries of the new RR�]iB zone consist <br /> of roads, railways and the boundaries city <br /> limits of Long Lake. In most instances , the <br /> property would border upon other 2 acre zones <br /> or upon the 5 acre zone previously noted as <br /> area "A" . <br /> Van Nest then discussed that area to be rezoned AREA C R-1C to R-1B <br /> noted as area "C" . The rezoning will be from <br /> R-1C, 1 acre to R-1B, 1/2 acre. The reason <br /> for this re�zoning is that it was developed <br /> as a 1/2 acre lot area pri:or to the original <br /> zoning as a 1 acre area. After that area had been <br /> developed as such, it was discovered that the <br /> on-site sewer disposal systems were not adequate <br />
