Our current review is based on the following submittal items: <br /> • Certificate of Survey prepared by Sathre-Bergquist, dated 3/12/14 <br /> • Building Plans prepared by Gonyea Homes, dated 7/17/14 <br /> • Development Grading Plans prepared by Gronberg& Associates, dated 6/23/10 <br /> We offer the following observations, comments, and recommendations for your consideration: <br /> 1. The existing contours should be revised to reflect the proposed grading depicted on the Development <br /> Grading Plans. <br /> 2. Additional grading detail should be provided. Proposed contours and sufficient spot elevations <br /> should be indicated on the plan in order to ensure runoff is not directed into the building, especially <br /> on the northwest corner, or onto adjacent property. Swales around the house should be a minimum <br /> 0.5' below the grade at the house. <br /> 3. A retaining wall 4' in height is proposed. Any walls 4' or greater in height must be designed by a <br /> licensed Professional Engineer, and plans submitted to the City for review and approval. <br /> 4. The silt fence should be installed and inspected by the City prior to any land disturbing activities. <br /> The Contractor must provide a minimum 24 hour notice prior to inspection. <br /> 5. A financial security of$2,500 from the Applicant is recommended for erosion control and <br /> engineering oversight. The financial security is intended to provide protection in the event that it <br /> becomes necessary for the City to install ar maintain erosion and sediment control within the project <br /> area and covers the cost of vegetation re-establishment if the applicant is unable to follow through <br /> with the conditions of approval. <br /> 6. The applicant will be required to obtain Minnehaha Creek Watershed District(MCWD) approval and <br /> permitting for their Erosion Control Rule.
