Our current review is based on the following submittal items: <br /> • Certificate of Survey prepared by Sathre-Bergquist, dated 6/25/14 <br /> • Building Plans prepared by Gonyea Homes, dated 6/30/14 <br /> • Grading Plans prepared by Gronberg &Associates, dated 6/23/10 <br /> We offer the following observations, comments, and recommendations for your consideration: <br /> l. Additional grading detail should be provided on the northwest corner of the house to ensure runoff is <br /> not directed into the building. Contours should be revised to provide swales that are a minimum 0.5' <br /> below the grade at the house. Additional spot elevations may be necessary to provide sufficient <br /> detail. <br /> 2. Retaining walls 4' or greater in height are proposed. Any walls 4' or greater in height must be <br /> designed by a licensed Professional Engineer, and plans submitted to the City for review and <br /> approval. Multiple walls less than double the height of the bottom wall apart shall be considered one <br /> wall. <br /> 3. Silt fence should be indicated on the plan down gradient from all proposed work. <br /> 4. The septic sites should be indicated on the plan, and protection fencing should be installed around the <br /> sites to ensure they are adequately protected during construction. <br /> 5. The silt fence and septic site protection fencing should be installed and inspected by the City prior to <br /> any land disturbing activities. The Contractor must provide a minimum 24 hour notice prior to <br /> inspection. <br /> 6. A financial security of$2,500 from the Applicant is recommended for erosion control and <br /> engineering oversight. The financial security is intended to provide protection in the event that it <br /> becomes necessary for the City to install or maintain erosion and sediment control within the project <br /> area and covers the cost of vegetation re-establishment if the applicant is unable to follow through <br /> with the conditions of approval. <br /> 7. The applicant will be required to obtain Minnehaha Creek Watershed District(MCWD) approval and <br /> permitting for their Erosion Control Rule.
