At <br /> this time the City cannot complete review of the application as it is incomplete. The <br /> following information must be submitted in order for the City to allow development of <br /> the lot aild complete the building plan review: <br /> • The four lots making up the parcel addressed 2175 Kenwood Way must be legally <br /> combined with Hennepin County in order for the lot to be considered a buildable lot. <br /> Evidence of this combination request must be submitted prior to any building permit <br /> issuance for this property (a completed combination fc�rm is attached and a copy of <br /> the property Deeds must be attached to the combination form upon submittal to <br /> Hennepin County). <br /> o This property contains wetland where a wetland delineation must be conducted and <br /> subinitted to the Minnehaha Creek Watershed District for acceptance. Following <br /> completion of a wetland delineation, the survey should be updated to depict the <br /> wetland boundary as delineated. Lastly, as the wetland is classified as a Manage 2, a <br /> 25' buffer must be shown on the survey and maintained in addition to a 20' structure <br /> setback from that buffer. The Cities Wetland Ordinance requires a specified level of <br /> buffer acceptability, which will have to be examined upon completion of your <br /> wetland delineation (code excerpts attached for your reference).
