Preliminary Plat Application 16-3847 <br />Shadywood Villas <br />Page 3 <br />5.0 EROSION AND SEDIMENT CONTROL: <br />5.1 A Stormwater Pollution Prevention Plan (SWPPP) meeting NPDES requirements will need to be <br />submitted as part of the Final Plans. The SWPPP should include a project narrative, erosion <br />control notes, erosion control installation schedule, erosion control maintenance schedule, <br />pollution prevention notes, location and details of proposed erosion control devices, training <br />documentation, and chain of responsibility. The SWPPP should also indicate perimeter erosion <br />control measures and protection fencing will be installed by Contractor and inspected by City prior <br />to any land disturbance. Contractor must provide 24 hour notice prior to inspection. <br />5.2 If the proposed permanent stormwater management basins will be used as temporary sediment <br />basins during construction, additional sequencing notes and line work should be included as <br />necessary to provide clear direction for installation schedule of temporary basins, site construction, <br />site stabilization (including topsoil re -spread, erosion control blanket, riprap, and permanent <br />vegetation), construction sediment removal, outlet control structure installation, and permanent <br />stabilization of the ponds. <br />5.3 Double siltfence must be provided adjacent to wetlands where grading is proposed within 50' of <br />the wetland. <br />6.0 SANITARY SEWER AND WATER MAIN <br />6.1 The layout of utilities should be adjusted to remove conflicts. The watermain should be relocated to <br />the north side of the street, and the sanitary sewer should be adjusted to avoid the proposed inlet at <br />the end of the cul-de-sac. An additional sanitary sewer manhole appears necessary. <br />6.2 A minimum 8' cover should be provided for the proposed sanitary sewer. Final plans should be <br />adjusted accordingly. <br />6.3 The locations of hydrants and valves should be reviewed and approved by the Fire Chief and Public <br />Works prior to final approval. <br />7.0 STORM SEWER <br />7.1 All non -submerged storm sewer aprons should have trashguards installed. Details should be <br />included on the Final Plans. <br />7.2 Sump manholes with 4' sumps should be provided immediately upstream of all pond/filtration basin <br />inlets to provide pretreatment prior to basins. <br />7.3 Cleanouts for filtration area underdrain should be provided. Cleanouts should be located above the <br />high water level to limit potential for bypassing filtration system <br />8.0 LANDSCAPING <br />8.1 The Final Landscape Plan should include the following: <br />a) Location and type of stabilization for disturbed green areas (i.e. seed mix, fertilizer, mulch, or <br />sod), <br />b) location and direction for buffer establishment, <br />c) location and type of proposed trees, and <br />d) direction for buckthorn removal. <br />
