Exterior Painting <br /> All exterior woodwork to have two coats of exterior type paint of which color to be selected by <br /> owner. All sash and trim, excluding soffit and fascia material, to be neatly traced and all knots and other <br /> defects in wood to be treated andlor shellacked and nail holes to be puttied before applying last coat of <br /> paint <br /> Stucco and/or Dryvit Finish <br /> All stucco and Dryvit finish shall have three coat process applied over metal lath. The Dryvit coat <br /> shall be selected as to color and finish by Owner. Work to include installation of waterproof paper and <br /> sheathing under metal lath. All work to be completed in a neat and workmanlike manner. All materials to <br /> be of standard grade or better. <br /> Finish Hardware — See Allowance <br /> The Builder sha11 furnish all rough hardware, such as nails, screws, bolts, hangers, louvers, and <br /> garage door hardware. The amount of allowance for finish hardware is to be$6,000.00. Any cost <br /> above this amount this amount sha11 be paid for by the Owner, any amount under this allowance shall be <br /> credited to the Owner. <br /> Sheet Metal Work <br /> The Builder shall and will provide all necessary labor and materials and perform all sheet metal <br /> work. All joints to be securely fastened and all work to be completed in a neat and workmanlike manner. <br /> Proper flashing shall be provided wherever necessary. Va11ey flashing, if any, to be galvanized meta124 <br /> inches wide. Valley flashing underneath shingles to be exposed. Clothes chute, if any shown on plan sha11 <br /> be lined with galvanized metal. All exhaust systems to be properly vented through e�erior wa11s and or <br /> roofs. Exhaust systems to include: <br /> • Range Hood <br /> • Gas Direct Fireplaces <br /> • Dryer <br /> • Furnace and Water Heaters <br /> Note: Front portico and covered deck area to be covered with sheet metal for waterproof protection. <br /> Fireplaces <br /> Fireplaces to be Masonry, as per plans, or shall be manufactured by Heat-n-Glo Fireplaces and to <br /> be gas direct vent units <br /> • Study/Great Room fireplace to be model ST-TRC. Hearth and face to be Marble Tiles as per <br /> plan. Mantle and surround as per plan, see cabinetry allowance <br /> • Hearth room fireplace to be Masonry. Hearth and surround to be Stone. Slab Mantle, see <br /> cabinetry allowance <br /> 12 <br />
