There followed a general discussion <br /> � of the need for the new regulations as to the sale <br /> of food, parking requirements, harcicover and set <br /> �� back regulations, drainage, hours of operation <br /> and other performance standards considered neces- <br /> S sary in the B-2 zone. <br /> � The members then discussed the proposed amend- <br /> ments to the B-3 shopping center business district <br /> � and noted that the purpose section should be amended <br /> � to provide that the districts shall have immediate <br /> access to adec�uate highways and public sanitary <br /> � sewer. <br /> � The members then discussed the B-4 office and pro- <br /> fessional business district and regulations. The <br /> � members stated that a purpose section was necessary <br /> and wording therefore was provided. Moreover, the <br /> • me�mbers present felt tha.t any application for building <br /> � permits in a B-4 area should be reviewed by the Council � <br /> and Planning Commission to insure campliance with the <br /> � intent and purpose of the Zoning Code. '� <br /> � The members then discussed the proposed amendments • Section 7, <br /> to Chapter 36, industrial districts. It was noted Chapter 36 <br /> � that all applications for building permits in iruiustrial <br /> districts should be reviewed by the Cauncil and <br /> � Planning Conenission for the reasons previously stated. <br /> • It was noted that restaurants (class 1) were to be <br /> canditional uses and not permitted uses within the <br /> i i.ndustrial district. <br /> � Van Nest then noted that there is a need for addi- <br /> tional provisions as to exterior storage in R districts, <br /> � and there follo�wed a general discussion concerning <br /> what estent boats and unoccupied trailers should be <br /> � allowed in residential districts. <br /> � The me�nbers then discusseci the proposed changes to <br /> Chapter 38 which dealt with the signs allowed in all <br /> � business districts. The draft of the proposed amend- <br /> � ment also included changes as to parking rules in � <br /> the districts and the location of those parking areas. <br /> • <br /> The members present then discussed the fact that Section 10, <br /> • it was necessary to repeal Chapter 29 since it was Chapter 29 and <br /> • outdated and the uses set £orth as conditional or Sections 38.830 to <br /> special use perlait uses were not compatible with 38.838 <br /> � the intests and purposes of the Zoning Code. It <br /> � was noted that those uses that were compatible with <br /> • <br /> � <br /> • <br />
