<br /> 3.2 Limited Common Elements. The Limited Common Elements are those parts o !
<br /> the Commo Elements reserved for the exclusive use of the Owners and Occupants of the Unit
<br /> to which th y are allocated, as described in this Declaration and ihe Act. The rights to the us
<br /> and en}o ent of the Limited Common Elements are automatically conveyed with th .
<br /> conveyance' of such Units. The Limited Common Elements are described and allocated to th
<br /> Units as follows:
<br /> � 3.2.1 T'hose items or areas designated as Limited Common Elements on the Pla
<br /> or b khe Act are allocated as indicated therein.
<br /> 3_2.2 lmprovements, if any, such as decks, patios, porches, balconies, shutters
<br /> awnings, perimeter windows and doors, window screens, window boxes, s)eeves an
<br /> fittings surrounding window air conditioning units, chimneys, driveways, walks
<br /> doorsteps and stoops, constructed as part of the original construction to serve a singl
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to Sectio
<br /> � 7.1 Q, located wholly or partially outside the Unit boundaries,are allocated exclusively t
<br /> the �Jnit or Units which they serve.
<br /> 3_2.3 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other utilit
<br /> inst�ilations, bearin� walls, bearing columns, or any other components or fixtures lyin '
<br /> partoally within and partially outside the boundaries of a Unit, and serving only that Unit,
<br /> . are ' Ilocated to the Unit which they serve. Any portion of such installations serving o
<br /> affe ting the function of more than one Unit or any portion of the Common Elements is
<br /> part of the Common Elements,but is not a Limited Common Eiement. '
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one or more
<br /> than one Unit, and located wholly or partially outside the boundaries of one or more than
<br /> one Unit, are Limited Comman Elements allocated to each Unit served by such
<br /> equ�pment.
