Leasing of Units shall be allowed (subject to reasonable regu3ation by � ' <br /> the Associa ion) but only in accordance with the following conditions: (i) no Unit may be <br /> subleased, (�i) a Unit must be ieased in its entirety (not by room), (iii) the lease shatl be in <br /> writing, (iv)''unless otherwise required in conneetion with the financing,guarantee,or insuring of <br /> a Unit mortgage, and except for leasing of Units owned by Declarant, no lease shall be for a <br /> ' period iess�han twelve months, except for extenuating situat;or,s,�{v) ths Iease shatl pravide that <br /> it is subject to the Governing Documents, the Rules and Regulations, and the Act, and that any <br /> failure of th�e lessee to comply with the terms of such documents shall be a default under the <br /> lease, and (�i) prior to occupancy of the Unit by the lessee(s), the Association shall receive a <br /> copy of the �ully-signed lease along with a written]ist of the name and telephone number of each <br /> Person who will occupy the Unit under the lease,and the absentee address of the leasing Owner. <br /> The �lssociation may impose such reasonable Rules and Regulations as may be necessary to ' <br /> implement procedures for the leasing of Units, consistent with this Section and applicable law, <br /> including but not limited to(i)a requirement for a form addendum to be attached to each lease to <br /> assure that e rights and authority of the Association and Owners and Occupants are recognized, <br /> and (ii) a r�quire�nent for the screening of lessees through a reputable, professional screening <br /> organizat3on; provided,that such screening shall not violake federal, state, or local discrimination <br /> taws. <br /> 7.b_ DeleQation of Use. An Owner's right of use and enjoyment of the Unit shall be <br /> automatically delegated to other persons living in the Unit pursuant to a legal right of possession; <br /> provided, t at such persons shall be subject to the Governing Documents and the Rules and <br /> Regulations� Unless otherwise authorized in writing by the Board, if persons other than th <br /> Owner or tB�e Owner's family (e.g., lessees) have been given the legal right to possess th <br /> Owner's Ur�it, then those persons shall have the right to use any recreationat faciIities, parking, <br /> storage, and other amenities available by reason of.occupancy of the Unit in lieu of the Owne <br /> and the Owner's famiiy. <br /> ' 7.7 I Parkin . There are ninety-five Common Element vehicle garage statl � <br /> (collectivel� the "Stalls," and individually a "Stall") in the lower ievel of the Building. Th <br /> Stalls and ather parking spaces on the Property shall be used only for parking of vehicles owne <br /> or leased by Owners and Occupants, and such other incidental uses as may be authorized i <br /> writing by the Association. A Stall shall not be converted to other uses or used for storage o <br /> other purposes which would prevent the parking of a mid-size automobi3e in the Stall, except a � <br /> authorized in writing by the Association. The use of the Stalls, other parking spaces, an � <br /> driveways �n the Property, and the types of vehicles and p�rsonal property permitted thereon <br /> shall be subject to regulation by the Association, including, but nat limited to, the right of th <br /> Association to tow illegally parked vehicles or to remove unauthorized personal property. <br /> � 7.8 Stalls. The Stalls shall be assigned ta various Units; and the operation an <br /> transfer of the Stalls shal! be administered, in accordance with this Section 7.8. The followin <br /> conditions �nd restrictions shall govern the assignment, use,and transfer of the Stalls. <br /> 7.8.I The initial assigmnent of a Stall to a Unit shall be made by the Associatio <br /> as directed by Declarant at the time of the first conveyance of the Unit by Declarant <br /> Upon the closing of the initial sale of a Unit, the Association shall, as directed b <br /> Declarant,assign to the Unit the exclusive right and license to use at least one Staii.
