<br /> addition, deck, patio,fence, wall, enclosure, window, exterior door,antenna or other typ
<br /> of sending or receiving apparatus, sign, flag, display, decoration, color change
<br /> shrubbery,material topographical or landscaping change, or any other exterior alteration
<br /> to or of a Unit or a Limited Common Element, shail be made, or caused or allowed�to b
<br /> rna�e, by any Owner or Occupant,'or their invitees, in any part of the Common Elements
<br /> ar in any part of the Unit which affects the Common Elements or another Unit, or whic
<br /> is visible from the exterior of the Unit, unless and until the plans and specification
<br /> showing the nature, kind, shape, height, calor, materiats, and ]ocations of the alteration
<br /> shall have been appro'ved in writing by the Board or a committee appoinied by it. I
<br /> addition, Dec(arant's written consent shall also be required for alteratians until Declaran
<br /> no longer owns a Unit for initial sate.
<br /> 8.1.2 The Boasd may appoint, supervise, and disestablish an architectura
<br /> committee, and speci�cally delegate to it part or all of the functions which the Boar .
<br /> exercises under this Section 8, in which case the references to the Board shall refer to ih
<br /> architectural comrnittee where appropriate. The architectural committee shall be subjec
<br /> to the supervision of the Board. �
<br /> 8.1.3 The Board shall establish the criteria for approval of alterations, whic
<br /> shall (i) adequately protect the Property, the Association, and the Owners and Occupants
<br /> : from liability and ]iens arising out of the proposed alterations or any construction activit
<br /> in connection therewith, and (ii) cornply with all governmental laws, codes, an
<br /> regulations. The criteria for approval of alterations shall include and require, at
<br /> minimum:
<br /> 8.13_1 substantial uniformity of color, location, type, and design i
<br /> relation to existing structures and topography,
<br /> 8.I.3.2 comparable or better quality of materials as used in existin
<br /> improvements on the Property, • ' �
<br /> 8_13.3 ease of rnaintenance and repair, i
<br /> $.I3.4 adequate protection of the Property, the Association, the Owners
<br /> and the Occupants from liability and liens arising.out of the proposed alterations,
<br /> 8.13.5 substantial preservation of other Owners' sight lines, if material
<br /> and
<br /> 8.1.3.6 compliance with governmental laws,codes,and regulations.
<br /> 8,1.4 The Board, or the appointed architectural committee if so authorized b
<br /> the Board, in iEs soie discretion, may impose standards for design, appearance, o
<br /> construction which are greater or more stringent than standards prescribed by th
<br /> Governing Documents, or by building, zoning, or other governmental laws, codes, o
<br /> . regulations; provided, that such standards shall be consistent with the architectura
<br /> character and use of the Property as planned and developed by Declarant. The Board, o
