Leasing of Units shall be allowed (subjeet to reasonable regulation by � <br /> the Association) but only in accordance with the following conditions: (i) no Unit may be <br /> subleased, (ii) a Unit must be Ieased in its entirety (not by room), (iii) the lease shall be in <br /> writing, {iv) unless otherwise required in connection with the financing,guarantee,or insuring of <br /> a Unit mortgage, and except for leasing of Units owned by Declarant, no lease shall be for a <br /> _ p�riod less than twelve months, except for extenuating situations, (v) the lease shall provide that <br /> it is subject to the Governing Documents, the Rules and Regulations, and the Act, and tbat any <br /> failure of the lessee to comply with the terms of such documents shall be a default under the <br /> lease, and (vi) prior to occupancy of the� Unit by the�lessee{s), the Association shall receive a <br /> copy of the fully-signed lease along with a written list of the name and telephone number of each <br /> Person who will occupy the Unit under the Iease,and the absentee address of the leasing Owner. <br /> The �lssociation may impose such reasonable Rules and Regulations as may be necessary to • <br /> implement procedures for the leasing of Units, consistent with this Section and applicable ]aw, <br /> including but not limited to{i}a requirement for a form addendum to be attached to each lease to <br /> assure that the rights and authority of the Association and Owners and Occupants are recognized, ' <br /> and (ii) a requirement for the screening of lessees through a reputable, professional screening <br /> organization; provided,that such screening shall not violate federal, state, or local discrimination <br /> laws. <br /> 7.6. DeleQation of Use. An Owner's right of use and enjoyment of the Unit shall be <br /> automatically delegated to other persons living in the Unit pursuant to a legal right of possession; <br /> provided, that such persons shall be subject to the Governing Documents and che Rules and <br /> Regulations. Unless otherwise authorized in writing by the Board, if persons �other than the <br /> Owner or the Owner's family (e.g., ]essees) have been given the legal right to possess the <br /> Owner's Unit, ihen those persons sha11 have the right to use any recreational facilities, parking, <br /> storage, and other amenities available by reason of.occupancy of the Unit in lieu of the Owner <br /> and the Owner's family. <br /> � 7.7 ParkinQ. There are ninety-five Common Element vehicle garage stalls <br /> (collectively the "Stalls," and individually a "Stall") in the lower level of the Building. The ' <br /> Stalls and other parking spaces on the Property sha11 be used only for parking of vehicles owned <br /> or leased by Owners and Occupants, and such other incidental uses as may be authorized in <br /> writing by the Association. A Stall shall not be converted to other uses or used for storage or <br /> other purposes which would prevent the parking of a mid-size automobile in the Stall, except as <br /> authorized in writing by the Association. The use of the Stalls, other parking spaces, and ' <br /> driveways on the Property, and the types of vehicles and personal property permitted thereon, <br /> shall be subject to regulation by the Association, including, but not limited to, the right of the <br /> Association to tow illegally parked vehicles or to remove unauthorized personal property. <br /> 7.8 Stalls_ The Stalls shall be assigned to various Units; and the operation and <br /> transfer of the Stalls shalE be administered, in accordance with this Section 7.8. The following <br /> conditions and restrictions shall govem the assignment,use,and transfer of the Stalls. <br /> 7.8.I The initial assignment of a Stall to a Unit sha}l be made by the Association <br /> as directed by Declarant at the time of the first conveyance of the Unit by Declarant. <br /> Upon the closing of the initial sale of a Unit, the Association shall, as directed by <br /> Declarant,assign to the Unit the exclusive right and license to use at least one Stail.
