The cost of the repair or correctio� may be assessed against the Unit f the <br /> Owner'responsible for the damage, and shall be a personal obiigation of the Owner and lien <br /> against that Owner's Unit. <br /> I SECTIOIV 10 <br /> � 1NSURANCE <br /> i10.1 Required Coveraee. The Association shall ohtain and maintain, at a mini um, <br /> one or more than one master policy of insurance in accordance with the insurance require ents <br /> set forth in the Act and the additional requirements set forth herein issued by one or more than <br /> one rep{�table insurance company authorized ta do husiness in the state of Minnesota,as foll ws: <br /> � i 0.I.1 Property insurance in broad form covering all risks of physical loss an <br /> �mount equal to one hundred percent�of the insurahle"replacement cost"of the Pro rty, <br /> exclusive of (i}deductibles; and (ii) land, footings,excavation and other items no ally <br /> �xcluded from coverage {but including all building service equipment and machin' ry). • <br /> � The Association, at its sole discretion, may or may not insure the following it ms: � <br /> ¢eilin� and wall finishing materials, floor coverings, cabinetry, finished mill ork, <br /> electrical or plumbing fixtures serving a single Unit, built-in appliances, improve ents <br /> and betterments regardless of when installed, and any items referred to in Se tion ' <br /> $I SB3-113(b)(i) through (vii) of the Act, but must do so if required by the Fe eral ' <br /> National Mortgage Association ("FNMA"), the Federal Home Loan Mort age <br /> �orporation ("FHLMC"), the Federal Housing Administration ("FHA"), or the secr tary � <br /> of Veteran's Affairs {"VA"). The policy or policies shall cover personat property o ned <br /> by the Association. The policy or policies shall aEso cantain "Inflation Guard" and <br /> `lAgreed Amount" endorsements, if reasonably available. Such policy or policies hall <br /> include such additionat endorsements, coverages and limits with respect to the foreg ing <br /> ajnd other hazards as may be required from time to time by the regulations of the F A, <br /> VA, FNMA or FHLMC as a precondition to their insuring, purchasing or financi g a <br /> mortgage on a Unit. The Board may also, on behalf of the Association, enter into bin ing <br /> Written agreements with a mortgagee, insurer or servicer, including without limitatio the <br /> FHA, VA, FNMA or FHLMC, obligating the Association to keep certain speci �ed <br /> c�verages or endorsements in effect. <br /> 10.1.2 Commercial general liability insurance coverin� the use, operatian, nd <br /> r�aintenance of the Cominon Elements, with minimurn limits of one million dollars per <br /> MPLS-WordI95281.11 24 <br /> I ; <br />
