No use shall be made of the Property which would violat <br /> any then existing municipal codes or ordinances, or state or federa) laws and regulations, no <br /> shall any a�t or use be permitted which could cause waste ro the Property, cause a material � <br /> increase in insurance rates on the Property, or othenvise cause any nnusual liability, health or j <br /> safety risk,or expense, for the Association or any Owner or Occupant. Except for those made by Declarant in consideration of its initial sale <br /> of a Unit an� except as otherwise provided in 5ection 8, no alterations (as defined in Section 8) <br /> shall be mad�e, or caused or allowed to be made, irr any part of the Common Etements,or in any <br /> part of the unit which affects the Common Elements or another Unit, or which is visible from <br /> the exterior of the Unit, without the prior written authorization of the Board, or a committee <br /> appointed by;it, as provided in Section S.
