<br /> 7.5 LeasinQ. Leasing of Units shall be al[owed (subject to reasonable regulatio by
<br /> the Association) but only in accordance with the following conditions: (i) no Unit ma be
<br /> subleased, (ii) a Unit must be ieased in its entirety (not by room), (iii) the lease shall e in
<br /> writing, (iv) unless otherwise required in connection with the financing,guarantee,or insuri g of
<br /> a Unit mortgage, and except for leasing of Units owned by Declarant, no lease shall be or a
<br /> period less than tweive months, except far extenuating situations, {v) the lease shall provida that
<br /> it is suhject to the Governing Documents, the Rules and Regulations, and the Act, and that any
<br /> failure of the lessee to comply with the terms of such documents shall be a default unde the
<br /> lease, and (vi) prior to occupancy of the Unit by the lessee{s), the AssociaEion shall recei e a
<br /> copy of ihe fuliy-signed lease along with a written list of the name and telephone number of ach
<br /> Person who will occupy the Unit under the lease,and the absentee address of the leasing 0 ner,
<br /> The �lssociation may impose such reasonable Rules and Regulations as may be necessa to �
<br /> implemeni procedures for the leasing of Units, consistent with this Section and applicable aw,
<br /> including but not limited to(i)a requirement for a form addendum to be attached to each le e to
<br /> assure that the rights and authority of the Association and Owners and Occupants are recogni ed, '
<br /> and (ii) a requirement for the screening of lessees through a reputable, professional scree ing
<br /> organization; provided,that such screening shall not violate federal, state, or loca] discrimin tion
<br /> laws.
<br /> 7.6_ Dele��ation of Use. An Owner's right of use and enjoyment of the Unit sha I be
<br /> automatically delegated tv other persons ]iving in the Unit pursuant to a legal right of posses ion;
<br /> provided, that such persons shall be subject to the Governing Documents and the Rules and
<br /> Regulations. Unless otherwise authorized in writing by the Board, if persons other than the � �
<br /> Owr�er or the Owner's family (e.g., lessees) have been given the legal right to possess the
<br /> Owner's Unit, then those persons shall have the right to use any recreational facilities, par ing,
<br /> storage, and other amenities available by reason of.occupancy of the Unit in lieu of the O ner
<br /> and the Owner's family.
<br /> � 7.7 Parkin�. There are ninety-five Common Element vehicle garage s Ils �
<br /> (collectively the "Stalls," and individualty a "Stall") in the lower 3eve1 of the Building. e '
<br /> Stalls and other parking spaces on the Property shall be used only for parking of vehicles o ned
<br /> or leased by Owners and Occupants, and such other incidental uses as may be authorize in
<br /> writing by the Association. A Stall shall not be converted ta other uses or used for storag or
<br /> other purposes which would prevent the parking of a mid-size automobile in the Stall, exce t as
<br /> authorized in writing by the Association. The use of the Stalls, other parking spaces, and �
<br /> driveways on the Property, and the types of vehicles and personal property permitted ther on,
<br /> shall be subject to regulation by the Association, including, but not limited.to, the right o the
<br /> Association to tow illegally parked vehicles or to remove unauthorized personal property.
<br /> 7.8 Stalls. The Stalls shall be assigned to various Units; and the operation and
<br /> iransfer af the Stalls shall be administered, in accordance with this Section 7.8. The folto ing
<br /> conditions and restrictions shall govern the assignment, use,and transfer of the Stalls.
<br /> 7.8.I The initial assignment of a Stall to a Unit shall be made by the Associa ion
<br /> as directed by Declarant at the time of the first conveyance of the Unit by Decla ant.
<br /> Wpon the closing of the initial sale of a Unit, the Association shall, as directe by
<br /> Declarant,assign to the Unit the exclusive right and license to use at least one Stalt. ach
