<br /> r�a�e, by any Owner or C?ccupant,�or their:nvitees, in any Fart of the Common Eiemen ,
<br /> or ic� any part of the Unit which affects the Common Elements or another Unit, or whic
<br /> is v s�ble from the exterior of the Unit, unless and until the plans and specification

<br /> sho�v�ng the nature, kind, shape, height, color, materials, and locations of the alteration
<br /> shalB have been appro"ved in writing by the Board or a committee appointed by it. I
<br /> addition, Declarant's written consent shall also be required for alterations until Declara t
<br /> no longer owns a Unit for initia] sale_
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an architectu 1
<br /> committee, and speci�cally delegate to it part or all of the functions which the Boar .
<br /> exercises under this Section 8, in which case the references to the Baard shall refer to th
<br /> architectural cammittee where appropriate. The architectural committee shall be subje t
<br /> to ti�e supervision of the Board. �
<br /> 8.1.3 The Board shal] establish the criteria for approval of alterations, whic
<br /> shall (i) adequately protect the Property, the Association, and the Owners and Occupant ,
<br /> from liability and liens arising out of the proposed alterations or any construction activit
<br /> in �onnection therewith, and (ii) cornply with ail governmental taws, codes, an
<br /> reg�Ilations. The criteria for approva] of alterations shalt include and require, at �a
<br /> mir�imum: '�
<br /> ' 8.13.1 substantial uniformity of color, location, type, and design i
<br /> relation to existing structures and topography,.
<br /> 8.1.3.2 comparable or better quality of materials as used in existin
<br /> improvements on the Property, • � �
<br /> �_l.3.3 ease of maintenance and repair, ;
<br /> 8.l.3.4 adequate protection.of the Property, the Association, the Owner ,
<br /> and the 4ccupants from liability and liens arising.out of the proposed alterations,
<br /> 8.L.3.5 substantial preservation of ather Owners' sight lines, if materi ,
<br /> and
<br /> 8.1.3.6 compiiance with govemmental laws, codes,and regulations.
<br /> ' 8.1.4 The Board, or the appointed architectural committee if so authorized y
<br /> the' Board, in its sole discretion, may impose standards for design, appearance, r
<br /> � co struction which are greater or more stringent than standards prescribed by e
<br /> G verning Documents, or by building, zoning, or other governmental laws, codes, r
<br /> . re�ulations; provided, that such standards shall be consistent with the architectur 1
