The Association may requir that � <br /> the Owners perform their maintenance obiigations in accordance with stan ards <br /> established by the Association. <br /> - 9.42 Ta perforrz the foregoing maintenance obligations in such rnanner not ' <br /> to damage the Praperty, or unreasonably disturb or cause a hazard to other Pe sons <br /> _ occupying or using the Property. <br /> The Association may, with the a�proval of the Members, undertake any <br /> maintenance of a Unit which the responsible Owner fails to or improperly performs and <br /> � assess the Unit and the Owner for the cost thereof. No sach approval shall be nece sary <br /> if the Association has the authority under the Governing Documents to perform such <br /> maintenance. Such cost shall be a personal obligation of the Owner and a lien again t the <br /> Owner's Unit. Owners and Occupants shall promptly notify the Association of defe ts in <br /> ar damage to those parts of the Property which the Association is obligated to mair�tain. <br /> The Board may require that the Qwners perform their maintenance obligatio�s in <br /> accordance with standards established by the Association. <br /> 9.5 Waste of Common Utilities or Commonlv Metered Utilities. An Own r or <br /> Occupant of a Unit shall not cause waste, or unreasonable use, of common utilities or ut lities <br /> that sernre the Unit but which are commonly metered. In the event the Association dete ines <br /> that such waste or unreasonable use is occurring, the Association shall have the authority to levy <br /> against the Unit (under Section 6.4, or otherwise), and charge to that Owner; the costs, ch ges, <br /> � and fees (whether billed by the utility provider, or otherwise) associated with that was e or <br /> unreasonable use. Such costs, charges, and #'ees shall be calculated by the Association sing <br /> reasonable methods. Notwithstanding any provision to the contrary in this Declaration the <br /> Association may repair or correct any condition (and enter upon any Unit and Limited Co on <br /> Elemer�t to do so) causing the waste or unreasonable use. The cost of the repair or corr tion <br /> may, at the Board's discretion, be assessed against the Unit, and may, at the Board's discr�tion, <br /> be the persona! obligation of the Owner of the llnit and a lien against the Unit <br /> 9.6 Restrictions on Changes to the Property. Except as permitted by this Declar tion, ' <br /> no Owner or Occupant shall, wiihout prior wricten authorization from the Board in accor ance <br /> with Sejction 7.12: <br /> 9.6.] Cause or permit any physical or aesthetic changes or alterations, wh�ther <br /> temporary or permanent; to be made to a Unit or the Common Elements, if such ch nge <br /> or alteration is visib]e from the exterior of his or her Unit. <br /> 9.6.2 Cause or permit any pt�ysical changes to his or h�r Unit ar the Co mon � <br /> �lements that could jeopardize or impair the weather-tight integrity, safety or soun ness <br /> of any part of the Property, any system or equipment on or within the Property, o any <br /> other improvements located on the Property. <br /> � 9.63 Interfere with or otherwise impair any easement. <br /> MPLS-Wodd 9528 L I I 23 <br />
