Leasing of Units shall be al[owed (subjeet to reasonable regulatio by <br /> the As�ociation) but only in accordance with the fotlowing conditions: (i) no Unit ma be <br /> subleas�d, (ii) a Unit must be leased in its entirety (not by room), (iii) the lease shall e in <br /> writing,(iv)unless otherwise required in connection with the financing,guarantee,or insuri g of <br /> a Unit mortgage, and except for leasing of Units owned by Declarant, no lease shall be or a <br /> " period 3ess than twelve months, except for extenuaring situatior,s,�(v) the lease shall pravid that <br /> it is subject to the Governing Documents, the Rules and Regulations, and the Act, and tha any <br /> failure bf the lessee to comply with the terms of such documents shall be a derault unde the <br /> lease, and (vi) prior to occupancy of the Unit by the lessee(s), the Association shall rece ve a <br /> copy of the fully-signed lease along with a written list of the name and telephone numher of each <br /> Person who wiil occupy the Unit under the lease,and the absentee address of the]easing 0 ner. <br /> The Association may impose such reasonable Rules and Regulations as may be necessa to ' <br /> implement procedures for the leasing of Units, consistent with this Section and appiicable law, <br /> includi�g but not limited to {i}a requirement for a form addendum to be attached to each le e to <br /> assure Chat the rights and authoriry of the Association and Owners and Occupants are recogn zed, <br /> and (ii) a requirement for the screening of lessees through a reputable, professional scre ning <br /> organization; provided,that such screening shall not violate federal, state, or local discrimin tion <br /> faws. <br /> 7.6. Delegati�n of Use. An Owner's right of use and enjoyment of the Unit sh il be <br /> automatically delegated to other persons living in the Unit pursuant Eo a legal right of posse ion; <br /> provided, that such persons shall be subject to the Governing Documents and the Rule and <br /> Re�ulations. Unless otherwise authorized in writing by ihe Board, if persons othsr th the <br /> Owner or the Owner's family (e.g., ]essees) have been given the legal right to posses� the <br /> Owner's Unit, then those persons shall have the right to use any recreational facilities, p •ing, <br /> storag�, and other amenities available by reason of.occupancy of the Unit in lieu of the O er <br /> and the Owner's family. <br /> ' 7.7 Parkin . There are ninety-five Common Element vehicle garage tatls � <br /> {collec ively the "Stalls," and individualty a "Stall") in the lower level of the Building. The <br /> Stalls nd other parking spaces on the Property shall be used only for parking of vehicles o ned <br /> or leas d by Owners and Occupants, and such other incidental uses as may be authoriz d in <br /> writing by the Association. A Stall shall not be converted to other uses or used for stora e or <br /> other purposes which would prevent the parking of a mid-size automobile in the Stall, exc pt as <br /> authoryzed in writing by the Association. The use of the Stalls, other parking spaces and � <br /> driveways on the Property, and the types of vehicles and personal property permitted th reon, <br /> shail be subject to regulation by the Association, including, but not limited to, the right f the <br /> Associ�tion to tow illegally parked vehicles or to remove unauthorized personal property. <br /> � 7.8 Stalls. The Stalls shall be assigned to various Units; and the operatio and <br /> transfe¢� of the Stalls shalE be administered, in accordance with this Section 7.8. The f�lt wing <br /> condit�ons and restrictions shall govern the assignment, use,and transfer of the Stalls. <br /> �� 7.8.t The initiat assignment of a Stall to a Unit shalt be made by the Assoc ation <br /> 'as directed by Declarant at the time of the first conveyance of the Unit by Dec] rant. <br /> Upon the closing of the initial sale of a Unit, the Association shall, as direct d by <br /> Declarant,assign to the Unit the exclusive right and license to use at least one Stalt.
