The criteria for approval of alterations shalt include and require, at a <br /> mi imum: <br /> � <br /> 8.13_1 substantial uniformity of color, location, type, and design n <br /> relatiQn to existing structures and topography,. <br /> 8.1.3.2 comparable or better quality of materials as used in existi g <br /> improvements on the Property, • ' � <br /> 8_1.3.3 ease of maintenance and repair, � <br /> 8.13.4 adequate protection of the Property, the Association, the Owne , <br /> and the Occupants from liability and liens arising-out of the proposed alterations, <br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if materi �, <br /> and <br /> 8.1.3.6 compliance with govemmental laws, codes,and regulations. <br /> 8.1.4 The Board, or the appointed architectural committee if so authorized y <br /> the Board, in iEs soie discretion, may impose standards for design, appearance, r <br /> co strucTion which are greater or more stringent than standards prescribed by t e <br /> Go erning Documents, or by building, zoning, or other governmental laws, codes, r <br /> . re lations; provided, that such standards shall be consistent with the architectur 1 <br /> ch�racter and use of the Propec#y as planned and developed by Declarant.
