<br /> sh ll have been approved in writing by the Board or a committee appointed by it. In
<br /> ad ition, Declarant's written consent shall also be required for alterations until Decla t
<br /> no longer owns a Unit for initia] sa}e_
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an architectu 1
<br /> co�runittee, and specificaUy delegate to it part or all of the functions which the Bo d
<br /> ex rcises under this Section 8, in which case the references to the Board shall refer to t e
<br /> a hikectural committee where appropriate. The architectural committee shall be subj ct
<br /> to he supervision oFthe Board. �
<br /> 8.1.3 The Board shall establish the criteria for approval of alterations, whi h
<br /> sh 11 (i) adequately protect the Property, the Association, and the Owners and Occupan s,
<br />: fro liability and liens arising out of the proposed alterations or any construction activi
<br /> in connection therewith, and (ii) cornply with all governmental taws, codes, a d
<br /> re ulations. The criteria for approval of alterations shalt include and require, at a
<br /> mi imum:

<br /> 8.13_1 substantial uniformity of color, location, type, and design n
<br /> relatiQn to existing structures and topography,.
<br /> 8.1.3.2 comparable or better quality of materials as used in existi g
<br /> improvements on the Property, • ' �
<br /> 8_1.3.3 ease of maintenance and repair, �
<br /> 8.13.4 adequate protection of the Property, the Association, the Owne ,
<br /> and the Occupants from liability and liens arising-out of the proposed alterations,
<br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if materi �,
<br /> and
<br /> 8.1.3.6 compliance with govemmental laws, codes,and regulations.
<br /> 8.1.4 The Board, or the appointed architectural committee if so authorized y
<br /> the Board, in iEs soie discretion, may impose standards for design, appearance, r
<br /> co strucTion which are greater or more stringent than standards prescribed by t e
<br /> Go erning Documents, or by building, zoning, or other governmental laws, codes, r
<br /> . re lations; provided, that such standards shall be consistent with the architectur 1
