<br /> 3.l.3 Except as otherwise expressly provided in the Governing Documents, (i)

<br /> (ii)a 1 maintenance,repair,replacement, improvement,management, and operation of the
<br /> Com on Elements shall he the respansibility of the Association;and
<br /> 3.1.4 Comrnon Expenses for the maintenance, repair, replacement,
<br /> man gement, and operation of the Cornmon Elements shall be assessed and collected
<br /> from the Owners in accordance with Sectian 6.

<br /> 3.2 � Limited Common Elements. The Limited Common Elements are those parts af '

<br /> the Commor} Elements reserved for the exclusive use of the Owners and Occupants of the Units
<br /> to which th are allocated, as described in this Declaration and the Act. The rights to the use
<br /> and enjoym nt of the Limited Common Elecnents are automaticaUy conveyed with the .
<br /> conveyance f such Units. The Limited Comrnon Elements are described and allocated to the
<br /> Units as foll ws:

<br /> � 3.2_1 Those items or areas designated as Limited Common Elements on the Plat
<br /> or b the Act are allocated as indicated therein.
<br /> 3.2.2 lmprovements, if any, such as decks, patios, porches, balconies, shutters,I
<br /> awni gs, perimeter windows and doors, window screens, window boxes, sleeves and I
<br /> fattin s surrounding window air conditioning units, chimneys, driveways, walks,
<br /> door teps ar�d stoops, constructed as part of the originai constructian to serve a single
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to Section
<br /> � 7.1 Q iocated wholly or partially outside the Unit boundaries, are allocated exclusively to
<br /> the nit or Units which they serve.
<br /> 3.2.3 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other uti.lity
<br /> insta lations, bearing walls, bearing columns, or any other components or fixtures iying '
<br /> parti�lly within and partially outside the boundaries of a Unit,and serving only that Unit,
<br /> . are a(located to the Unit which they serve. Any portion of such insta)lations serving or
<br /> affedting the function of more than one Unit or any portion of the Common Elements is a
<br /> part pf the Cornmon Elements,but is not a Limited Common Eiement. ,
<br /> � 3.2.4 Heating, ventilating, or air conditioning equipment serving one or more
<br /> than ne Unit, and located wholly or partially outside the�oundaries of one or more than
<br /> one Unit, are Limited Common Elements allocated to each Unit served by such
<br /> equi ment.
