The owner of that animal {ii not that Owner}shall also be <br /> iiabl for such costs,damages,and expenses. <br /> �' 7.10.7 The Board shall have authority to determine in its sole and absolute <br /> disc tion whether a particular pet shall be permanently removed from the Propecty based <br /> upon the pet's behavior or the failure of the pet's owner to comply with(i)this Section 7,' <br /> {ii) pplicable g4vernmental restrictions, laws, or ordinances, or (iii) any additional <br /> rest ctions approved by the Board; provided, that such removal shall be subject to <br /> Sect n 13.3. <br /> 7.10.8 Any fine, or costs for repair or,injury, imposed upon an Owner for a <br /> failuCe to comply with any pet restrictions shall be an Assessment agafnst the Owner's <br /> Unit� <br /> 7.11 Quiet Eniovment; Interference Prohibited. Subject to Section 7.16, all Owners <br />' and Occupa ts and their guests shall have a right of quiet enjoyrnent in their respective Units, <br /> subject to th rights of other Owners and Occupants to reasonable use of their respective Units <br /> and the usu 1 and customary sounds generated thereby given the muiti-family, apartrnent-style <br /> structure of he Building. Taking into consideration the nature of the Building stracture, Owners <br /> and Occupa�pts and their guests shall use and occupy the Property in such a manner as will not • <br /> cause a nuis nce or disturbance, nor unduly restrict, interfere with or impede the use and quiet <br /> enjoyment o the Property by other Owners and Occupants and their guests. . <br /> 7.12 Comnliance with Law. No use shall be made of the Property which wouid violate <br /> any then ex sting municipal codes or ordinances, or state or federal laws and regulations, nor <br /> shall any a t or use be permitted which could cause waste to the Property, cause a material i <br /> increase in nsurance rates on the Property, ar otherwise cause any vnusual liahility, health or j <br /> safety risk,qr expense,for the Association or any Owner or Occupant. � <br /> 7.13 Alterations. Except for those made by Deciarant in consideration of its iniiial sale <br /> of a Unit an except as otherwise provided in 5ection 8, no alterations (as defined in Section 8) <br />; shall be ma e, or caused or al�owed to be made, irr any part of the Common Elements, or in any <br />' part of the nit which affects the Common Elements or another Unit, or which is visibie from <br />� the exterior of the Unit, without the prior written authorization of the Board, or a committee <br /> appointed b it, as provided in Section 8.
