<br /> - na e, by any Owner ar�ccupant,or�heir invitees, in any Yart of the C�mmon Elemen ,
<br /> or i any part of the Unit which affects the Common Elements or another Unit, or whic
<br /> is v;sible from the exterior of the Unit, unless and until the plans and specification�
<br /> � sho�lving the nateire, kind, shape, height, calor, materiais, and locations of the alteration
<br /> shal have been approved in writing by the Board or a committee appointed by it. I
<br /> add'tion, Declarant's written consent shakl also be required for alterations until Decla
<br /> no 1 nger owns a Unit for initial sate.
<br /> 8.1.Z The Board may appoint, supervise, and disestablish an architectu
<br /> co ittee, and specifically delegate to it part or all of the functions which the Boar
<br /> exe cises under this Section 8, in which case the references to the Board shall refer to th
<br /> arc itectural committee where appropriate. The architectural committee shall be subje
<br /> to t e supervision of the Board.
<br /> 8.1.3 The Board shal] establish the criteria for approval of alterations, whic'
<br /> shal� (i) adequately protect the Property, the Association, and the Owners and Oecupants
<br />; fro liability and ]iens arising out of the proposed alterations or any construction activi
<br /> in onnection therewith, and (ii) cornply with all governmental laws, codes, an
<br /> reg lations. The criteria for approval of alterations shalt include and require, at
<br /> . ;

<br /> 8.13_1 substantial uniformity of coior, location, type, and design i
<br /> relation to existing structures and topography,
<br /> 8.!.3.2 comparable or better quality of materials as used.in existin
<br /> improvements on the Property, � � �
<br /> 8.(.33 ease of maintenance and repair, j
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Owners
<br /> and the Occupants from liability and liens arising.out of the proposed alterations,
<br /> I 8.1.3_5 substantial preservation of other Owners' sight lines, if material
<br /> and
<br /> 8.1.3.� compiiance with governmental laws,codes,and regulations.
<br /> 8.1.4 The Board, or the appointed architectural committee if so autharized b
<br /> the Board, in its sole discretion, may irnpose standards for design, appearance, o
<br /> con truction which are greater or more stringent than standards prescribed by th
<br /> Go erning Documents, or by building, zoning, or other governmental laws, codes, o
<br /> . re lations; provided, that such standards shall be consistent with the architectura
