<br /> 3.1.3 Except as otherwise expressly provided in the Governing Documents, (i)
<br /> no irr�provement, modification, construction, or change of the Common Elements shali
<br /> take�lace by an Owner or Occupant�without prior written authorizationby the Board and
<br /> (ii)al maintenance,repair,replacement,improvement, management, and operation of the
<br /> Comr�on Elements shall he the respansibility of the Association;and
<br /> mana� 3.1.4 Common Expenses for the maintenance, repair, replacement,
<br /> ement, and operation of the Cammon Elements shall be assessed and collected
<br /> from�he Owners in accordance with Section 6.

<br /> 3.2 Limited Common Elements. The Limited Common Elements are those parts of . '
<br /> the Commor� Elements reserved for the exclusive use of the Owners and Occupants of the Units �
<br /> to which th are allocated, as described in this Declaration and ihe Act. The rights to the use
<br /> and en}oym�ent of the Limited Common Elements are automatically conveyed with the .
<br /> conveyance�f such Units. The Limited Common Eiements are described and allocated to the

<br /> � 3.2.1 Those items or areas designated as Limited Common Elements on the Plat
<br /> or b�the Act are allocated as indicated therein.
<br /> 3.2.2 Improvements, if any, such as decks, patios, porches, balconies, shutters,
<br /> awn�ngs, perimeter windows and doors, window screens, window boxes, sleeves and
<br /> fitti gs surrounding window air conditioning �nits, chimneys, driveways, walks,
<br /> doo�teps and stoops, consiructed as part of the original construction to serve a single
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to Section
<br /> � 7.l Ol locate� wholly or partially outside the Unit boundaries,are a(located exclusively to
<br /> the ijJnit or Units which they serve_
<br /> 3_23 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other utility
<br /> inst�llations, bearing walls, bearing columns, or any other components or fixtures lyin '
<br /> part ally within and partially outside the boundaries of a Unit, and serving only that Unit,
<br /> . are �Ilacated to the Unit which they serve. Any portion of such installations serving o
<br /> affe�ting the function of more than one Unit or any portion of the Common Elements is
<br /> part of the Common Elements,but is not a Limited Common Eiement. ,
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one or mor
<br /> thar�one Unit, and located wholly or partially outside the 5oundaries of one or more tha
<br /> one I Unit, are Limited Common Elements allocated to each Unit served by suc
<br /> equ�pment.
