<br /> is visible from the exterior of the Unit, unless and vntil the plans and specific ions
<br /> nowing the nature, kind, shape, height, calor, materials, and locations of the altera ions
<br /> hall have been appro'ved in writing by the Board or a committee appointed by i . In
<br /> ddition, Declarant's written consent shall also be required for alterations until Decl rant
<br /> 0 longer owns a Unit for initial saie_
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an archite tural
<br /> ommittee, and speci�cally delegate to it part or all of the functions which the oard .
<br /> xercises under this Section 8, in which case the references to the Board shall refer t the
<br /> rchitectural committee where appropriate. The architectural committee shall be su ject
<br /> o the supervision of the Board. �
<br /> 8.1.3 The Board shall establish the criteria for apQroval of alterations, hich
<br /> hall (i) adequately protect the Property, the Association, and the Owners and Occup nts,
<br />, om liability and liens arising out of the proposed alterations or any construction ac ivity
<br /> 'n connection therewith, and (ii) cornply with all governmental Iaws, codes, and
<br /> egulations. The criteria for approval of alterations shalt include and require, at a
<br /> inimum:
<br /> 8.1.3.1 substantial uniformiry of color, location, type, and desi in
<br /> relation to existing structures and topography,
<br /> 8.1.3.2 comparabie or better quality of materials as used in exi ting
<br /> improvements on the Property, • � �
<br /> 8_I.3 3 ease of maintenance and repair, j
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Ow ers,
<br /> and the Uccupants from liability and liens arising-out of the proposed alterati ns,
<br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if mat rial,
<br /> and
<br /> 8.1.3_6 compliance with governrr►ental laws, codes,and regulations.
<br /> 8,1.4 The Board, or the appointed architectural committee if so authorize by
<br /> e Board, in its soie discretion, may irnpose standards for design, appearanc , or
<br />' onstruction which are greater or more stringent than standards prescribed by the
<br /> overning Documents, or by building, zoning, or other governmental laws, code , or
<br />,
<br /> . egutations; provided, that such standards shall be consistent with the architec ural
<br /> haracier and use of the Property as planned and developed by Declarant. The Boar , or
