An Owner who causes an alteration to be <br /> made, regaidless f whether the alteration is approved by the Board, shall be responsible for the <br /> � canstruction wor and any claiins, damages, losses, or liabiIities arising out of the alteration. <br /> Th� Owner, and ot the Association, is responsible for determining whether any alteration is in <br /> violation of any r striction impased by any governmental authority having jurisdiction over any <br /> portion of the Pro erty. The Owner shail hold harmless, indemnify,and defend the Association, j <br /> and the Associati n's officers, directors, committee members,and management a�ents, from and <br /> against any expe es, claims, damages, losses, or other liabilities, including without limitation <br /> . attomeys' fees d costs of litigation, arising out of (i) any a(teration which violates any <br /> governmental Ia s, codes, ordinances, or regulations, (ii) the adequacy or inadequacy of the <br /> specifications or tandards for construction of the alteration, and (iii) the construction of fhe <br /> alteration. <br /> 8.5 Ex m tion . The requirements set forth in this Section 8 {except Section 8.4) <br /> shall not apply ta he following: <br /> 8.5 1 Construction, reconstruction, or remodeling by Declarant in connection <br /> with its sa e of Units. <br /> ' 8.5.2 The installation of the following antennas within a Unit or within a . <br /> Limited C mmon Element, as permitted by applicable taw: (i) one antenna one meter or <br /> less in di meter for the purpose of receiving direct broadcast/satellite service or video <br /> programm ng services, or (ii) any antenna for receiving television broadcast signals. <br /> However, the Board or a committee appointed by it, may require that the antenna be <br /> installed a as to minimize its visibility from the front of the Unit and otherwise <br /> carnonfla its appearance, uniess such requirements would violate applicable law. The <br /> Board sha t have authority to impose further, reasonable related requirements consistent <br /> with law. The Owner or Occupant of the Unit shall perform and pay for the installation, <br /> maintenari e, and repair of the installation. . i <br /> , <br /> i <br /> 8. 3 Alterations permitted by the Rules and Regulations. <br /> SECTION 9 � <br /> MAINTENANCE <br /> 9.1 M in[enance b Association.
