<br /> to or of a nit or a Limited Common Element, shail be made, or caused or allowed�to be
<br /> �;iatie, by a y Owner ar OccuFa�t,'or their invit�es, in any part of the Cornmon Eiements, h '
<br /> or in any p rt of the Unit which affects the Common Elements or another Unit,or which
<br /> is visible om the exterior of the Unik, unless and unti] the plans and specifications
<br /> showing th nate�re, kind, shape, height, calor, materials, and locations of the alterations
<br /> shall have been appra"ved in writing by the Board or a committee appointed by it. In
<br /> addition, eclarant's written consent shall also be required for alterations until Declarant
<br /> ;
<br /> no longer wns a Unit far initial sale.
<br /> 8.1 2 The Board may appoint, supervise, and disestablish an architectural
<br /> committee and specifically delegate to it part or all of the functions which the Board
<br /> exercises nder this Section 8, in which case the references to the Board shall refer to the
<br /> architectur 1 committee where appropriate. The architectural committee shall be subject
<br /> to the supe ision of the Board. �
<br /> 8.1 3 The Board shal] establish the criteria for approval of alterations, which
<br /> shall (i) a quately protect the Property,the Association, and the Owners and Occupants,
<br /> from liabil ty and liens arising out of the proposed alterations or any construction activity
<br /> in connec ion therewith, and (ii) cornply with all governmerital Iaws, codes, and
<br /> regulation . The criteria for approval of alterations shalt include and require, at a
<br /> minimum:
<br /> 8.1.3.1 substantial uniformiry of color, location, type, and design in
<br /> re] tion to existing structures and topography,.
<br /> 8.1.3.2 comparable or better quality of materials as used in existing
<br /> im rovements on the Property, • � �
<br /> 8_I.3.3 ease of maintenance and repair, �
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Owners,
<br /> an the Occupants from liability and liens arising.out of the proposed alterations,
<br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if material,
<br /> an
<br /> 8.1.3.6 compliance with governmental laws, codes,and regulations:
<br /> 8.1.4 The Board, or the appointed architectural committee if so authorized by
<br /> the Boar , in its soEe discretion, may impose standards for design, appearance, or
<br /> construct'on which are greater or more stringent than standards prescribed by the
<br /> Governin Documents, or by building, zoning, or other governmentai laws, codes, or
<br /> . regulatio s; provided, that such standards shall be consistent with the architectural
<br /> character and use of the Property as planned and developed by Declarant. The Board, or
