This is not the case throughout much f <br /> the RR-1B'District, but Minnetonka Bluffs is a neighborhood created long before t�e <br /> RR-1B zon�ng standards were in effect. �'�, <br /> i <br /> B9. "The conditions do not apply generally to other land or structures in the district in whi <br /> the land is Xocated." The standards applicable to tlus property apply to all oth <br /> property in the RR 1B District; however, the Minnetonka Bluffs neighborho <br /> contains many homes which do not meet the RR-1B standards due to the existing lo <br /> sizes. <br /> B10. "The granting of the application is necessary for the preservation and enjoyrnent of <br /> substantial properly right of the applicant." Granting of the lot area, lot width and <br /> setback vari�nces is necessary to preserve the property rights of the owner to build a <br /> new residence on the property. Similarly, in order to construct� residence consistent, <br /> with the size �and quality of other new homes in the neighborhood, setback variances�', <br /> are necessary. <br /> B11. "The granting of the proposed variance will not in any way impair health, safety, comfort �'��, <br /> or morals, or in any other respect be contrary to the intent of this chapter." Granting of ��i <br /> the area, widt.�, setback and lot coverage variances would not impair health, safety, �',, <br /> comfort or moXals and would be in keeping with the intent of the zoning code. <br /> B 12.
