The property is located in the LR-1A zonin�district and within Tier 2 of the Stormwater Quality Overylay <br /> District. Hardcover Information packet attached. <br /> Attached is a partial copy of a survey on file from 1998. No structures can be located within the drainage easement, <br /> outlined in orange. There is not setback from the easement;there appears to be wetlands on the property,these may <br /> or may not coincide with the easement. A wetland delineation must be completed to know the exact location of the <br /> edge of the wetland. A structure (either attached or detached) must be setback 35'from the delineated edge. <br /> The front(street side) setback is 50', measured from the property boundary. Constructing an addition, attached to the <br /> house (between the house and the road) must be set back 50', no closer to the street than the green line on the <br /> attached partial survey. Additions to the other sides of the house would be dependent upon the 35' setback from the <br /> wetland and/or outside of the drainage easement. <br /> According to City Code Section 78-1435, a detached structure cannot be placed forward of the principal structure <br />(between the house and the road). If this location is of interest to you, you would have to request a variance and state <br /> your practical difficult as to why the structure is needed in that location. A Variance requires a $700 application fee, a <br /> public hearing at a Planning Commission meeting and then is heard at a Council Meeting. The variance process can take <br /> 6-8 weeks. Attached is a copy of the Variance Application. If you are interested in pursuing a variance, a wetland <br /> delineation is still required.
