' ' CITY of ORONO
O_:, O
:T RESOLUTION OF THE CITY COUNCIL
 ✓ ,+ "
, 'a` 1` , N0. .` ';
l y
tn9x ogG .
E3H
3. The Orono Planning Conunission reviewed this application on October 18, 1993,
and recommended approval of the proposed variance application as amended
based upon the following findings:
A. The proposed improvements to the property result in a reduction of
hardcover in the 0-75' zone from 23.3% to 19.7%, although no
improvements are proposed in that zone. Further hardcover in the 75-
250' zone will be reduced from the current levet of 72% down to 58.2%,
a reduction of approximately 1,128 s.f. hardcover.
B. Based on the existing drainage patterns of the property, runoff produced
from the structures placed within the 75-250' setback area will not drain
directly to the lake but will drain to the street which drains directly to the
lake, hence the proposed hardcover reductions in the 75-250' zone are
desirable.
C. No major land alterations are proposed as a result of the structural
improvements.
D. The increase in lot coverage by structures is not incongruous with the
basic development pattern of the immediate neighborhood.
4. The current variance request is a revision of Appiication#1750/Resolution#3183
which included the family room addition and relocation/construction of a new
detached garage. The garage is no longer a part of the proposal.
5. The City Council finds that the conditions existing on this property are peculiar
to it and do not apply generally to other property in this zoning district; that
granting the variance would not adversely affect traffic conditions, light, air nor
pose a fire hazard or other danger to neighboring property; would not merely
serve as a convenience to the applicants, but is necessary to alleviate a
demonstrable hardship or difficulty; is neeessary to preserve a substantial property
right of the applicants; and would be in keeping with the spirit and intent of the
Zoning Code and Comprehensive Plan of the City.
w....
