Staff has determined that your <br /> property continues to be in violation of City Codes 78-1279(5), 78-1282(b), and 78-1288. In order to bring the <br />� property into compliance you must either completely remove the violations or reduce the stair and lakeside deck <br />, to no more than 4-feet in width, to conform to code, as well as complete and submit the enclosed zoning permit <br />� application. An after-the-fact fee will be applied to your permit. Please note, in addition to submittal of the zoning <br />� permit application, a revised survey and drawings indicating reductions in the stair and deck which conform to City <br /> standards is also required. <br /> As we discussed, the City will be flexible regarding a timeline for compliance/completion of modifications <br /> considering winter conditions. The application to make the changes to the stair and deck should be submitted by <br /> December 1, 2010.
