Staff conducted a preliminary review based on the information provided and <br /> recommends the following items be submitted or revised in order for your application to be considered complete and <br /> for the plan review to continue: <br /> 1. Certificate of Survey. The partial copy of the survey submitted dated 9-26-1996 does not show topography <br /> , and the configuration of the accessory structure shown does not match the building plans submitted. I will <br /> have an inspector visit the property. If building plans match the existing structure we will continue our <br /> review of the application. If the site visit finds the proposed building is greatly different than what is on site, <br /> an updated survey will be required meeting the City's survey requirements(copy attached). <br /> 2. Wetlands. Based on our available information, it appears there is a wetland within the subject property. <br /> Replacing the structure in-kind will not trigger the wetland delineation requirement. However if the <br /> footprint of the accessory structure increases or changes beyond the existing footprint, a wetland will be <br /> required. This wetland appears to be located within 150 feet of the proposed project. Because Orono City <br /> Code requires a 35-foot setback from any wetland for structures or hardcover, the location of the wetland <br /> must b indicated on the survey. Setbacks must be verified with wetland delineation information. <br /> �eve/2 Delineation is required. <br /> A Leve! 2 delineation shall include the exact surveved boundarv of the wetland shown on the <br /> certificate of survey. <br /> 3. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. The City currently hold a$700 escrow associated with the land use <br /> application. An updated escrow agreement combining the land use and building permit applications is <br /> enclosed. The property owner must sign the escrow agreement and submit a check for$1,800. <br />
