The application is incomplete. <br /> The following items musf be submitted or revised in order for your application to be considered complete <br /> and for the plan review to continue: <br /> 1. Certificate of Survey. Please provide a full size certificate of survey meeting the City's survey <br /> standards (enclosed) indicating the location of the existing house, decks and stairs along with <br /> existing and proposed contours as well as all existing structures, landscaping, retaining walls and <br /> hardcover on the property. <br /> 2. Hardcover Calculations. A registered land surveyor must complete ha�dcover calculations an the <br /> property. Attached are copies of our hardcover information sheet and hardcover calculation <br /> worksheet. <br /> 3. Stalrway Constructlon Plans. Additional information is needed for the stairs construction. Will the <br /> steps be dug into the earth? Will the steps be retaining soil? What are the proposed materials to be <br /> used? The proposed landings are larger than allowed by code and must be modified to meet City <br /> Code Section 78-1282, copy attached. <br /> 4. Zoning Permit Application. The new/replacement stairs to the lake must be applied for using a <br /> 2oning Permit Application (copy attached). <br /> 5. Deck Replacement Plans. The lower deck replacement appears to be changing from wood to <br /> stone and appears to be changing in size. Additional information is needed. <br /> 6. MaJor Land Alteratlon. Grading, filling or excavating more than 500 cubic yards or more than 10 <br /> cubic yards in the lakeshore setback (0-75' from the Ordinary High Water Level) requires a <br /> Conditional Use Permit. Provide a calculation of how much grading,filling, excavating will take place <br /> with the proposed stair construction. <br /> 7. Escrow � Escrow Agreement, Building permits involving grading and/or review by the City's <br /> engineer require submittal of an escrow and an escrow agreement. The purpose of the escrow is to <br /> guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans. <br /> Additionally this escrow will guarantee conformance with Ciry Code Chapter 79 relating to erosion <br /> control and stormwater. The Tequired escrow amount for this project is $2,500.
